Real estate square footage is often wrong. Listing square footage commonly differs from actual by 5-10%. Measurement standards vary by region: some include garages, basements, or porches; others don't. For high-stakes decisions (buying a home), verify measurements yourself or hire an appraiser.

Price per square foot varies dramatically by room. Kitchens and bathrooms cost $150-500/sq ft to remodel. Bedrooms cost $50-150/sq ft. Adding a basic room costs $80-200/sq ft depending on finishes. Not all square feet are equal.

Outdoor spaces are measured differently. Decks and patios are measured the same way (length × width), but treated differently in listings. A "2,000 sq ft home with 500 sq ft deck" is different from "2,500 sq ft home." Know what's included.
